Rehabilitation and health complex Wellness Ukraine
The town-planning study is provided for location of the rehabilitation and recreation center Wellness Ukraine on land plots with a total area of 2.8 hectares with cadastral numbers 3220488300:01:003:0023 and 3220488300:01:003:0024, being privately owned in the territory of the village of Fursy, Bilotserkivskyi district, Kyiv region. According to the town-planning study the plots of land, on which the building is planned, are at a distance of 80 km from Kiltseva highway of the city of Kyiv and at a distance of 3 km from the city of Bila Tserkva. The above mentioned plots of land are located along the road of regional importance P32 Kremenets – Rzhyshchev, passing through the territory of Ternopil, Khmelnytskyi, Vinnytsia, Zhytomyr and Kyiv regions (photo No. 1).
According to the project solutions of town-planning documentation at the local level, namely the General Plan of the village of Fursy, Bilotserkivskyi district, Kyiv region, the territory is intended for public building, which does not contradict the intentions of location of a rehabilitation and health center. At the present time, the plots of land are free from buildings, having the boundaries with lands for location of public buildings from the east, south and west (the above lands are currently free from buildings), and having the boundaries with a large forest from the north (the territory of the Bila Tserkva Forestry), which is planned to be used for recreational purposes, such as a forest park. The design site is located in the established urban planning environment within the settlement and has convenient transport communication to social and engineering infrastructure, namely the passage along electricity transmission lines, water supply, drainage and gas supply networks (photo No. 2).
Development concept:
entrances to the buildings are provided from the western and eastern parts of the plot of land, from the regional road P32, which are connected by a passage for convenient access to all buildings in the territory; and two parking areas for temporary parking of cars are also located. Buildings for the temporary accommodation of visitors, public buildings for medical and recreational purposes are located in the territory of the institution. The project provides improvement, including the temporary storage areas for cars, recreation areas, sports grounds, engineering and walking areas with access to the forest park on the adjacent territory (photo No. 3).
Scheme of the General Plan:
it is planned to build a separate main building with a height of 2 floors, 6 buildings for the temporary accommodation of visitors of the Center with a height of 4 floors with an attic floor, the first floor of which is occupied by public premises for medical and recreational purposes (photo No. 4), connected to each other and connected with the main building by a stylobate with a height of one floor with arrangement of public facilities for medical and recreational purposes. An underground floor is also provided for the purpose of location of two underground parking lots (photo No. 5), public premises for medical and recreational purposes, and shelters for protection of the population.
Planning of residential apartments:
the Center is designed for the simultaneous stay of 575 visitors, who are accommodated in one- or two-room apartments with their own sanitary unit and kitchen (photo No. 6-8).
